In Disney-corridor resort communities — Storey Lake, Solara, Windsor Island, ChampionsGate, Windsor at Westside, Windsor Cay — almost every listing in a guest’s map view is the same floor plan in the same community. The differentiator that earns the click is what the first six photos show: a generic guest bedroom or a fully-themed Frozen / Star Wars / princess bunk room. The themed shot wins. We have watched dozens of listings move from mid-pack to top-quartile occupancy after a themed-room add.

The math is direct. A themed bunk room typically adds 2-4 sleep positions to your property, which means the listing now competes against larger floor plans on sleep count. Pair that with a hero shot that visually anchors a family booking decision, and you compound two signals: capacity and emotion. Both move ADR upward; neither moves cap-ex by more than a five-figure scope add.

Most owners who skip themed rooms do so because they think it is "extra." That framing is wrong. In the Orlando STR market, themed rooms are increasingly table stakes — not a luxury upcharge. A 5-bedroom rental without at least one themed space is reading as "older listing" in 2026 search results, not as "minimalist."

A complete themed-room scope from us includes layout planning around guest count and sightlines, wall-graphic or mural treatment (we manage both vinyl-decal and painted-mural options depending on durability target), themed bedding for every position, custom bed builds where a stock bunk does not fit the layout, lighting that photographs well, and theme-coherent accessories that survive guest use without becoming clutter. We do not "decorate" — we build a space that functions as a bedroom first and as a marketable photo second.

Durability spec is non-negotiable. Themed rooms are the second-highest-wear room in an STR after the primary living area — kids are the primary occupants and they treat the space as a play zone, not as a museum. Every fabric specification we make for themed rooms is rated for commercial wear, every painted surface is finished in a scrubbable enamel, and every wall graphic is sourced for replacement at sub-$200 line items so single-room refreshes never require a full reinstall.

Themes we have built that consistently photograph and book well: Disney-corridor classics (princess, pirate, jungle, race-car, space, mermaid), Star Wars-inspired without trademark infringement, Florida-coastal (best for non-Disney-themed properties that want subtle differentiation), and modern bunk-room builds that lean on color blocking and lighting rather than character licensing. We do not build literal Disney IP — we build spaces that read as "Disney-trip room" to guests browsing a listing in 90 seconds.

How themed rooms photograph for the listing carousel

The themed-room photo lives in slot two, three, or four of your listing carousel — never slot one (that’s the exterior or living room hero). Photo composition matters as much as the build: we coordinate with property photographers on hero-shot framing, color-correction settings, and bed-making styling so the room’s photo earns the click that your listing description never sees. A poorly-lit themed room photo is worse than no themed room at all; it screams "amateur listing" and depresses both CTR and converted booking value.

For first-time hosts: do not theme the primary suite. Theme one secondary bedroom — ideally one with a bunk configuration that adds capacity. The primary suite should photograph as a luxury escape for the booking adult, who is the actual decision-maker. The themed room photographs as the reason their kids will not leave them alone in the rental car about which property to pick.

Themed-room budget reality at the 5BR and 8BR tiers

A single themed bunk room (1 themed wall graphic + custom bunk build + 2-4 sleep positions + themed bedding + lighting + 1-2 accessory pieces) typically scopes between $4,800 and $7,500 depending on bunk fabrication complexity and graphic execution (vinyl decal vs. painted mural). This is part of a 5-bedroom Disney-corridor package, not an add-on.

At the 8-bedroom luxury tier, the math changes meaningfully. Most 8-bedroom resort estates need two themed spaces (not one mega-themed room), each scoped to a different guest demographic (younger kids vs older kids), totaling $11,000 - $16,000. Combined with a dedicated theater room and game space, themed scope at this tier compounds into a real listing differentiator that justifies a $200-$400 per-night ADR premium over an un-themed 8BR in the same community.

What we do not recommend: themed primary suites, themed dining rooms, themed kitchens. These spaces photograph poorly when themed and depreciate the listing’s perceived value. Themed scope belongs in spaces guests use intentionally (bunk rooms, kid suites, dedicated play spaces).

In our experience across Central Florida resort communities, a well-built themed room (durability spec correct, photo-ready styling, complementary listing copy) shifts an STR’s nightly rate by 8-15% on comparable floor plans in the same community. The effect is strongest in Disney-adjacent communities (Storey Lake, Solara, Windsor at Westside, ChampionsGate) and weakest in non-resort STR markets. We can’t guarantee a specific lift for your specific listing; what we can guarantee is that the themed room photographs at the quality level required to compete in the carousel.

What about Disney trademark issues?

We do not build literal trademarked IP. We build spaces that read as "Disney-trip room" to guests browsing a listing — color palettes, silhouettes, and theming that evoke the parks without infringing. Every graphic we install is either sourced from licensed-stock providers or commissioned as original art. We do not paint Mickey on a wall; we paint a magical-castle silhouette that guests pattern-match correctly without legal exposure.

How durable are themed rooms with high-turnover guests?

Properly specced: very. We use commercial-grade wall graphics (replaceable in 30-45 minutes), enamel-finished paint surfaces, contract-grade bunk-bed builds with steel frames, and bedding rated for commercial laundering. The total durability profile of a well-built themed room exceeds that of a typical residential furnished bedroom. Themed-room re-investment cycles are usually driven by theme refresh (every 4-6 years) rather than by physical wear.

Can you theme an existing room or only new builds?

Both. About 60% of our themed-room projects are conversions of existing standard bedrooms. We assess the room layout (windows, closets, plumbing), confirm whether the existing bed configuration can stay or needs custom bunk fabrication, and scope the theme work accordingly. Existing-room conversions usually scope on the lower end of the price range above.
