Do I need HOA approval for a garage conversion?

Almost always yes in Central Florida resort communities. Each community has its own conversion-approval process; we have worked through approvals at Storey Lake, Solara, Windsor Island, ChampionsGate, Windsor at Westside, and Windsor Cay. You handle the HOA submission; we provide build specs, drawings, and timeline documentation your HOA usually requires. We do not file HOA paperwork on your behalf.

Will I lose garage parking for guests?

Yes — this is the trade-off. Most successful Central Florida STR investors accept this trade because driveway parking handles 2-3 vehicles comfortably at most resort properties, and the listing-rate uplift from the game room exceeds the booking impact of losing one indoor parking spot. Can you convert a den or bonus room instead of a garage?

Often yes, and we usually prefer it when the property has one. Den conversions skip the HOA approval complexity, preserve garage parking, and tend to have better existing HVAC and lighting infrastructure. The trade-off is that den conversions usually have smaller footprints, so the scope is slightly different (typically one fewer arcade piece, smaller table game).

Do you handle the construction or just the furnishing?
