When in the deal cycle should I introduce the furnishing referral?

The strongest window is 30–60 days before closing for resale deals and during the construction final-phase window for new-construction deals. That timing gives the buyer enough lead time to make scope-and-budget decisions before close (or pre-close) without rushing, and gives us enough procurement runway to hit the buyer’s launch-date target. Introducing the referral after closing is still workable but typically creates timeline pressure on the buyer’s side that we both want to avoid.

Do I need a formal referral partnership or can I refer ad-hoc?

Ad-hoc referrals are common and welcome. Realtors with consistent investor-buyer flow occasionally request a more formal partnership for milestone-copy on their referrals or for portfolio engagements with the same investor across multiple properties. Either model works — most realtor referrals run as one-off introductions with the buyer becoming the primary contact at the scope-conversation stage.

What if my buyer’s timeline shifts (closing delay, financing delay, etc.)?

Timeline shifts happen regularly and we plan around them. If the close slips, we either pause procurement (no committed orders) or proceed on the buyer’s direction depending on where in the project we are. If the launch-date target moves, we re-scope the timeline against the new target. We do not penalize buyers for closing delays — these are normal in the deal cycle.
