These five tiers describe how Florida vacation rental furniture packages actually scope in practice — and what each one costs in planning terms. The ranges below are based on hundreds of completed Florida projects, from Kissimmee townhomes through Reunion and Windsor Island flagship estates.

Pricing is driven by scope, not square footage. The same 6-bedroom home can scope into Performance STR, Amenitized Resort, or even Luxury Estate depending on themed-bunk and outdoor depth, finish quality, and how it needs to compete in its community. No. These are planning ranges based on hundreds of completed Florida vacation rental projects. Final pricing depends on the specific property, package scope, finish depth, themed and game-room scope, timeline, and install logistics — and is confirmed through a scoped proposal during consultation.

Why are the ranges so wide within a single tier?

Tier ranges span the full spectrum from a basic, durable scope up to a designer-grade build at the top of that tier. A 4BR Performance STR home with a standard outdoor scope sits near the bottom of the Performance STR range. The same 4BR with an upgraded primary suite, premium bedding, and a fully composed pool-deck cluster moves toward the top of the range.

What is included in the package price?

Can I mix scopes across tiers?

Yes. Most clients land on a base tier and then layer specific add-ons: a single themed bunk room, a game-room conversion, an outdoor pool-deck upgrade, or a premium primary-suite finish. We scope these as phases on top of the base package.

How does Florida affect pricing?

Florida resort communities (Kissimmee, Davenport, Orlando, ChampionsGate, Reunion, Windsor Island, Encore, Solara) have a more demanding amenity baseline than typical STR markets. Outdoor pool-deck scope is effectively required, themed bunks are widely expected on family-target homes, and dining capacity must match declared occupancy. This pushes more Florida properties into the Performance STR and Amenitized Resort tiers than equivalent properties in other markets.
